Modern Flat

A modern flat is an apartment within a relatively recent residential development, generally constructed using modern building methods and standards rather than traditional stone construction.

Modern flats form an increasingly significant part of Edinburgh’s housing stock, particularly within newer residential developments and regenerated areas of the city.

Their construction and layouts differ from traditional tenements and period conversions, with features such as modern insulation, double glazing, contemporary building services and purpose-designed kitchens and bathrooms more common.

Renovation tends to focus less on restoration and more on improving layouts, finishes, storage, kitchens, bathrooms and bespoke joinery.
