Party Wall

A party wall is a wall shared by, or separating, adjoining properties, such as two flats or neighbouring houses.

A party wall can be part of the structure and of the separation between homes. Its condition, ownership and responsibilities matter when planning an opening, chasing services or repairing damage.

In Edinburgh tenements, a wall between flats may also contribute to fire and acoustic separation. The relevant arrangements in Scotland depend on the property and its title deeds; avoid assuming that rules described for England and Wales apply in the same way.

Before altering a shared wall, establish what it supports and check the permissions, ownership and neighbour implications for the specific building. Even a modest-looking change can affect more than one property.
