Penetrating Damp

Penetrating damp is moisture entering a building through its external fabric, often because rainwater finds a route through a defect.

Water can enter through a roof, blocked gutter, failed flashing, damaged pointing, an opening or another weak detail. The damp may appear far from the entry point after travelling within the structure.

In Edinburgh stone buildings, exposed façades, chimney junctions and shared roofs all merit attention when damp appears after rain. Treating only the stained internal plaster will not stop water entering.

Investigation should trace likely routes from outside, check rainwater goods and consider the timing of the symptoms. Repairing the defect and allowing the affected fabric to dry come before a lasting decorative finish.
