Building Warrant

A building warrant is the formal approval required before carrying out many types of building, alteration, conversion or demolition work in Scotland.

The warrant process checks proposed drawings and specifications against the Scottish building standards before the relevant work begins. It is separate from planning permission, and a project may require one, both or neither.

Common Edinburgh projects that may require a warrant include structural alterations, extensions, loft conversions and some changes to drainage, fire safety or access. The exact requirement depends on the work and any applicable exemptions.

Starting warrantable work without approval can create enforcement, certification and property-sale problems. The scope should therefore be established early with suitable professional advice and the local authority verifier.
