Loft extensions

Double-Storey Extension

A double-storey extension adds accommodation across two levels of an existing house, usually creating new ground- and first-floor rooms.

A two-storey addition can provide more floor area without taking as much of the garden as two separate single-storey projects. It also has a greater effect on the building’s structure, appearance and neighbouring properties.

For an Edinburgh house, the new floors, roof, drainage and circulation need to connect coherently with the existing building. Window positions and overall massing influence privacy, daylight and how the extension sits within the street or garden setting.

The foundations must support the proposed loads and suit the ground and nearby structures. Permissions, structural design and access for construction should be considered before detailed room layouts are finalised.
