Eaves

The eaves are the lower edges of a roof where the roof meets or projects beyond the external wall.

Eaves details manage rainwater and often contain gutters, fascia or soffit components. Depending on the roof design, they may also provide a route for ventilation into the roof space.

On an Edinburgh property, staining at the top of a wall may relate to an overflowing gutter, failed roof edge or blocked drainage rather than a defect in the wall finish. Access to the eaves is therefore useful during a roof and façade inspection.

When changing insulation or replacing roof-edge joinery, retain the intended weathering and ventilation arrangement. Closing a gap without understanding its purpose can cause moisture to accumulate in the roof.
