Open-Plan Layout

An open-plan layout combines functions such as cooking, dining and living within one connected space with few or no full-height dividing walls.

Creating the layout in an existing property may require structural openings, beams, altered services and careful transitions between floors and ceilings. It is more involved than simply removing partitions.

Fire safety, escape, ventilation, acoustics, heating and natural light should be considered alongside the visual plan. The relationship between a kitchen and the main circulation route can be particularly important.

In an Edinburgh tenement or townhouse, a successful open-plan design should retain useful storage and architectural character while avoiding a single undifferentiated room. Partial divisions, joinery and changes in lighting can help define zones.
