Builders' Work

Builders' work is the general construction work required to support, accommodate or make good around specialist installations and other trades.

It can include forming openings, chases, bases and plinths; installing supports or lintels; sealing penetrations; and repairing walls, floors or ceilings after services are fitted.

The phrase often appears in specifications as “builders’ work in connection with” mechanical, electrical, plumbing or specialist systems. Responsibility should be defined clearly because the work sits between trades.

On a renovation, dimensions and locations need to be coordinated before openings or supports are formed. Late changes can damage finished surfaces and may affect structure, fire protection, waterproofing or acoustic performance.
