First Fix

First fix is the stage of construction when concealed structural elements, service routes and basic internal frameworks are installed before walls and ceilings are closed.

The work can include partitions, joists, door linings, pipework, electrical cables, ventilation ducts and support for later fittings. The precise division between first and second fix varies between trades and contracts.

Good first-fix coordination is essential because services often compete for the same voids and must not compromise structural timber, fire protection or insulation. Positions also need to suit the final room layout.

On an Edinburgh renovation, opening up older walls and floors may reveal irregular construction that changes the planned routes. Decisions made at this stage are much harder to correct after plasterboard and finishes are installed.
