Waterproofing / Tanking

Bathroom waterproofing or tanking is a continuous system applied beneath tiles and finishes to protect walls and floors from water penetration.

A tanking system may use membranes, boards, liquid coatings, tapes and formed corner details. The components should be compatible and installed as one specified system.

Wet rooms and open showers place particular demands on waterproofing because water reaches a larger area. Substrates, junctions, pipe penetrations and the connection to the drain are common points of failure.

Tiles and grout are the visible finish, not the primary waterproof layer. In an Edinburgh flat, failure can affect rooms or neighbouring property below, making preparation and detailing more consequential than the choice of tile.
