Building Standards

Building standards are the technical requirements governing the design and construction of buildings in Scotland, including matters such as structure, fire safety, environment, safety and accessibility.

The standards are supported by technical guidance published by the Scottish Government and are administered through the building warrant system by local authority verifiers. They apply to the work within their scope rather than acting as a general guarantee of workmanship.

For an Edinburgh renovation, compliance can influence structure, insulation, ventilation, drainage, stairs, glazing and escape arrangements. These requirements are best coordinated early because one design decision can affect several areas. The Scottish Government's current domestic technical handbook provides detailed guidance on meeting the standards.

Building standards, planning control and listed building consent are separate regimes. Approval under one does not remove the need to establish whether another also applies. The City of Edinburgh Council's building warrant guidance provides information on the local process and other permissions that may be required.
