Greenbank is known for its charming detached bungalows, many of which retain their original 1930s character. Our client wanted to add a new ensuite bathroom, improve their kitchen layout, and utilize the attic for practical storage.

Creating a New Ensuite Bathroom
The first major challenge was adding an ensuite in a corner of the bedroom that had no existing plumbing connections. To achieve this, we:
- Ran new hot and cold water feeds under the floor to the ensuite location.
- Extended the toilet waste through the external wall and connected it to the existing bathroom drainage.
- Matched the original skirting boards and picture rails to seamlessly integrate the ensuite.
The result was a functional, discreet ensuite addition that blended perfectly with the home’s character.
Kitchen Alterations – Improving Functionality & Layout
To accommodate a new range cooker, we had to make key structural adjustments in the kitchen. This involved:
- Removing the original stone lintel above the fireplace recess.
- Installing a new concrete lintel at a higher level to fit the range cooker.
- Fitting an extractor fan inside the chimney for improved ventilation.
- Fully tiling the surrounding area for a cohesive, high-end finish.
Enhancing Energy Efficiency – Wall Insulation Upgrades
Many older Edinburgh bungalows lack proper insulation, leading to heat loss. To improve the home’s energy efficiency, we:
- Stripped and insulated the external walls in both the kitchen and new ensuite.
- Re-plastered and skimmed the walls for a smooth, modern finish.

Converting the Attic into a Functional Storage Space
The existing attic was underutilized, with exposed rafters and no proper flooring. To create practical, well-organized storage, we:

- Modified the attic access hatch for easier entry.
- Repurposed a solid wood 4-panel door to create an insulated attic hatch.
